What once felt like a distant global issue or a scene from a Hollywood disaster movie is now a part of our daily lives. While many developers and investors still tend to focus on aesthetics and commercial appeal, reality is setting new, unavoidable rules. How should real estate developers, architects, and investors act in this context? Are our cities and buildings ready for an unpredictable climate?<\/strong><\/p>\n\n\n\n<p>Understanding and identifying risks is no longer a fashionable add-on \u2013 it\u2019s a necessity that determines the longevity and return on real estate investments. According to a European Investment Bank study, only 33% of real estate investors in the EU currently assess climate risks systematically, even though over 70% acknowledge having already felt the impact of extreme weather events.<\/p>\n\n\n\n<p>Investing in properties that may become unusable or require massive repair costs in the near future is simply unwise.<\/p>\n\n\n\n<p><strong>Risk Assessment Must Begin in the Design Phase<\/strong><\/p>\n\n\n\n<p>Every new project should start with a thorough risk analysis \u2013 not just based on aesthetics or construction costs. It\u2019s essential to assess environmental factors, analyze historical data of the site, rely on the latest climate forecasts, and plan long-term. Going beyond the obvious and planning proactively ensures buildings remain competitive and resilient in the face of environmental changes we\u2019re increasingly dependent on.<\/p>\n\n\n\n<p>Often, planning real estate projects resembles a chess game: you must think several moves ahead. Yet climate risks are still often overlooked \u2013 a costly mistake. Without accounting for these risks, developers may create projects that soon become unattractive or even unusable. Take, for example, New York\u2019s Superstorm Sandy or the increasingly frequent floods in Germany \u2013 both cities and investors suffered major losses. Why wait for the same to happen in Klaip\u0117da or Palanga?<\/p>\n\n\n\n<p><strong>What Solutions Do Natural Disasters and Climate Change Demand?<\/strong><\/p>\n\n\n\n<p>Future projections indicate that intense summer downpours, causing floods in streets and courtyards, will become more frequent. In cities along the Baltic Sea coast, the risk associated with rising sea levels is growing. Scientists estimate that by 2050, the Baltic Sea level could rise by up to 30 cm, and the frequency of extreme rainfall could double.<\/p>\n\n\n\n<p>To manage moisture and excess water effectively, infrastructure around buildings must be designed to naturally absorb rainwater. This includes permeable surfaces, minimal cement coverage, well-designed drainage systems, and \u2013 critically \u2013 green spaces. These solutions benefit not only the environment but also tenants: in flood situations, such infrastructure can reduce damage by up to 62%, and associated costs nearly by half. Nature is far less destructive when we\u2019re prepared.<\/p>\n\n\n\n<p>This isn\u2019t just about ecological trends \u2013 it\u2019s business logic. The value of investments depends on whether buildings are equipped to withstand change. A comprehensive understanding of risks \u2013 including integrating renewable energy, water-saving technologies, high-energy-efficiency building systems, and effective waste management \u2013 is becoming a mandatory standard, not a bonus. These choices reduce long-term operational costs, enhance appeal, and protect asset value.<\/p>\n\n\n\n<p><strong>Urban Sustainability = Public Wellbeing<\/strong><\/p>\n\n\n\n<p>In modern real estate projects, sustainable mobility solutions are becoming increasingly important. The number of cars is rising every year \u2013 in the EU, transportation accounts for around 25% of greenhouse gas emissions. Therefore, addressing mobility is crucial to achieving meaningful change.<\/p>\n\n\n\n<p>Projects designed with the future in mind must encourage less polluting travel methods \u2013 electric vehicle charging stations, bicycle storage and paths, and convenient access to public transport. It\u2019s also important to plan for shared mobility services that reduce traffic congestion and make better use of transport resources.<\/p>\n\n\n\n<p>Such measures not only reduce CO\u2082 emissions but also directly improve quality of life. Investing in this kind of infrastructure builds long-term wellbeing \u2013 not just for the building, but for the city and its residents.<\/p>\n\n\n\n<p><strong>Creating Long-Term Value<\/strong><\/p>\n\n\n\n<p>Managing environmental risks and implementing climate-adapted solutions enables the creation of smart protection systems for buildings, the environment, and communities. These systems mitigate climate change-related damage, foster social wellbeing, and preserve long-term real estate value \u2013 both now and in the future.<\/p>\n\n\n\n<p>This approach offers not just financial returns for investors but also real accountability in reducing the impact of climate change and adapting to the changes that are becoming increasingly relevant in the Baltic region. Real estate projects are responsible for nearly 40% of CO\u2082 emissions. Sustainable projects help reduce emissions both during construction and throughout the building\u2019s lifecycle.<\/p>\n\n\n\n<p>As the saying goes, \u201cThe best time to plant a tree was 20 years ago. The second-best time is now.\u201d The same applies to climate-resilient real estate infrastructure.
